RGL understand our clients’ business and their customers and this helps us to provide a range of services from strategic market entry planning through to acquisition and ongoing support with managing the occupation of retail property in London and the UK.
Advisory Services
RGL will work with a client to establish how best to position the brand from a property and location perspective, advising on matters such as demographic, footfall requirements, budget and the market conditions. RGL’s advisory service includes the undertaking of initial property market research; establishing a realistic budget and developing the location strategy; assistance in the preparation of landlord packs, business plans and forecasts to present to future landlords; establishing covenant strength of a tenant and capital required to meet a client’s property goals are all areas we can assist. We work with clients to produce a timeline to the opening of a premises, making sure the client’s expectations are agreed and put the correct steps in place for both parties to achieve this goal.
Acquisition
Once a location strategy and search criteria is established, RGL will initiate property searches for space in the client’s target locations. Using our contacts with landlords and their agents together with our access to powerful industry-wide information networks, RGL can source properties quickly giving our clients the best opportunity to secure the desired premises. RGL will report back to the client; shortlisting suitable properties in a user-friendly report with a location map; arrange viewings and secure premises on the best possible terms. Once terms are agreed, RGL will liaise with both parties and their solicitors to see the transaction through to completion.
Lease Disposal Services
Clients may wish to relocate, rationalise their portfolios or change location strategies. RGL pride ourselves on our market knowledge, advising our clients of their realistic options in the event they wish to dispose of the lease of their premises. RGL will endeavour to meet with a client at their premises, establish the terms of the lease plus factors that may affect their disposal ability, such as obtaining their landlord’s consent. RGL will recommend an asking price for the lease premium if applicable and discuss a timescale to achieve a sale to meet the client’s expectations. Using our access to a range of information, sharing networks and other marketing tools, RGL will ensure the best possible exposure of the property to try and achieve the most favourable outcome for the client. RGL will liaise with the buyer and their agents right through to exchange and completion.
Occupier Services
RGL seek to build long-term relationships with our clients and provide support with all aspects of occupying retail property as a tenant. We can advise on a client’s options when lease renewals and rent reviews approach, advising on the viability of relocation, rent review negotiations and other matters. We can also assist with advice on planning, licensing and regulatory matters that affect retailers. If we do not have the expertise in-house, we have a wide range of partners who can provide specialist legal, accountancy and building surveying services.
